Ballinger Dorrington And Henshall – Phase 2 Refurbishment

The project comprises of a full external refurbishment of the blocks with the exception of the recently replaced windows.
Lakehouse have been appointed as Principal Contractor and have met with the Estates Board and the Research and Development groups.
In summary the work includes

• New insulated rendering to the outside of the building.

• Replacement roof coverings to the three blocks

• Providing residents with new secure bin storage areas

• Building new external canopies to the front of the blocks

• Refurbishment of the resident’s balconies including new screens and flooring

• Refurbishment of the lift lobbies and stairwells

• New water and gas connections to the flats

• Upgrade the blocks integrated television receiving systems to incorporate SKY plus.

The works are set to take place over a period of 40 weeks starting in late August 2010. 

The works to the three blocks will be staggered starting with Ballinger Point, however there will be a period where all 3 blocks will have scaffolding up. Each block will have scaffolding up for a continuous period of 25 weeks.

The contractors site setup is going on the old Moulders Arms site. This is where the Resident Liason Officers office will be and facilities for residents, these will have a separate dedicated entrance.

Environmental work and landscaping
A draft scheme to improve the landscaping and car parking arrangements has been produced by architects. Consultation with planners is set to take place later on this month.
The proposed scheme was shown to the estates board at the last meeting, but is still subject to full consultation. 

Devons Estate

The works to Thelbridge House have now been completed which has transformed the block dramatically. This block was used as a pilot on which to base the full external work contracts.

External Work – Contract 1
Durkan Ltd have been appointed to carry out the works which are on-going at the moment. The anticipated completion date is April 2011.

External Work – Contract 2
Mullaley and Co have been appointed to carry out the works which are on-going at the moment. The anticipated completion date is February 2011

External Work – Contract 3
The works are scheduled to start on site in October 2010. A contractor is shortly to be appointed

Environmental Programme
An environmental programme is proposed for the whole site during 2011 and will include the following:

• Hard and Soft Landscaping

• Creation of defensible space for ground floor properties

• Improvements to green areas

• Underground refuse systems

• Re-cycling facilities in line with London Borough of Tower Hamlets policy

• Drainage surveys and repairs

• Revised parking arrangements.
