Vision for the Coventry Cross Estate 



Poplar HARCA is fulfilling our promise laid out in the offer document to deliver internal, external and environmental major refurbishment in the area.  To give you an overall picture the programme consists of

  •  
Internal refurbishment work 
New kitchens and bathrooms for all tenants and core refurbishment work 

  • Full kitchen, bathroom, new toilet
  • Boiler renewal (where necessary) Combi boiler in one bed and below – system boilers in two bed and above
  • Electrical rewiring in the kitchen/bathroom/toilet if necessary
  • Improvements to heating systems
  • Any associated works and services.
  • 
External and Environmental work
  • Essential repairs to all blocks being refurbished
  • Improving safety and security on the estate and to individual blocks and dwellings with new controlled entrance doors to the blocks, enhanced lighting and signage and new boundary fencing to some blocks
  • Improving the appearance and thermal insulation of the blocks and the environment to create an attractive area for all to enjoy. Also cleaning and repainting shared areas, improving lighting, hard and soft landscaping of shared areas and refurbishing existing refuse systems or providing underground refuse system.
  • Improving the access to the blocks and the flats with new door systems and canopies.  


We propose to do the following work to Brimsdown House; Newmill House; Stanborough House and  Stanstead House


  • Overhaul, repair or renew main roofs

  • Renew flat roofs, including lift motor and tank rooms

  • Overhaul and repair parapet walls, including asphalt gutters and gullies

  • Provide roof edge protection

  • Brick repairs

  • Concrete repairs
  •  Elevational enhancement treatment, including insulated render system

  • Communal/private balcony improvement/renewals
  • 
Renew rainwater goods

  • Renew windows

  • Replace communal metal grilled openings with windows

  • Replace flat entrance doors
  • 
Install security communal entrance doors and screens
  • Upgrade communal entrances, including new canopies and lighting

  • Install door entry system

  • Shared area improvements and decoration, including ground floor lobbies, staircase balustrades and the provision of matwells

  • Refuse provisions – overhaul existing refuse system and install underground refuse system (URS) and renew recycling
  • 
External decorations

  • External block signage

  • Main services – overhaul and repair foul and water disposal system

  • Lift renewal

  • IRS installation

  • Electrical services – overhaul and upgrade communal and landlord’s services
  • 
Environmental works – provide defensible space for ground floor flats

  • Create rear garden access where practicable

  • Soft and hard landscaping

  • Estate boundary treatment
