Green light for community-led Teviot regeneration

We’re working with The Hill Group to transform the Teviot Estate, and we’ve now received the go-ahead to move forward with our plans.

This is a big step towards creating a better Teviot which is shaped by local people, for local people.

Tower Hamlets Council granted planning permission at its Strategic Development Committee on Tuesday, 8 July 2025, marking a major milestone for Teviot.

The regeneration will deliver:

  • 1928 new homes

  • Including 508 new affordable homes (marking an increase of 65%*)

  • Better green spaces

  • New community facilities

  • Places for children to play

  • Shops, cafes and places to meet

  • Reprovision on the Mosque

We’ve worked closely with Teviot residents to design a plan that puts the neighbourhood first. If you live in the regeneration area and pay social rent, you’ll be able to stay on social rent in the new homes, if you choose to move into one.

This community-led approach means local people are behind the plans. Together, we’re building a neighbourhood that’s safer, greener, and more inclusive for everyone.

The homes will be delivered over four phases. The first phase will start on site in 2026, delivering:

  •  475 new homes

  • of which 44% will be affordable (140 for social rent and 24 for shared ownership)

  • first completions expected by 2028.

Together, we’re creating a national example of how regeneration can work for local people. That includes exciting upgrades to Langdon Park and a new pontoon on the Limehouse Cut Canal, opening up more chances to enjoy water sports and outdoor activities.

We’ve already invested £427,000 to kickstart projects that make a difference and there’s much more to come.
