Is the regeneration going ahead?

Yes.  While visible progress on site is limited at the moment, discussions and technical work continue behind the scenes to move it forward.

Together, all partners are fully focused on a development that is future-proofed, deliverable, and truly beneficial for Chrisp Street, our community and Tower Hamlets as a whole.

Why is construction work still delayed?

We understand that the delays have been difficult for the community.

The Chrisp Street regeneration is a large and complex project. As with projects of this size, progress and timescales can be impacted by a range of factors, including:

  • the planning process
  • detailed design work
  • funding
  • and wider challenges in the construction industry

Since the previous proposal was granted planning permission, a lot has changed, including building regulations, new fire safety requirements, and rising costs. This has meant significant parts of the design have needed to be revisited

While this doesn’t make the situation easier for the community now, the consultation and redesign process currently going on will make sure it can go ahead successfully in the long term.

What does this mean for construction timelines?

The team is currently working towards submitting a new planning application to Tower Hamlets Council. Once the new plans receive planning permission, construction will be able to start again, and a new construction timeline will be shared.

Who is responsible for progressing the regeneration?

Chrisp Street Developments Limited is the landlord and Telford Living is the developer bringing forward the planning application for Chrisp Street Market. Telford Living has appointed architects JTP and place consultants AND London to engage with the community to co-create a new vision for the comprehensive, residential-led, mixed-use redevelopment of Chrisp Street.

Poplar HARCA’s role, as a partner, is to support delivery of much-needed social rent and shared ownership homes as part of the development.

Why can’t we be given clear timescales for restart and completion?

At this stage, it is too early in the planning process to be able to give firm dates. We will continue to keep you updated as it progresses.

What is being done to support the community in the meantime? 

Telford Living works in a number of ways to support Chrisp Street businesses and help the community thrive. Throughout the year, a programme of community activities and events encourages visitors to the market, with information shared through posters and regular community newsletters, both online and in print.

New businesses and expansions continue to strengthen the market and wider community. More than 150 businesses currently trade in and around Chrisp Street, with strong interest from new traders.

The public toilets in the market have been refurbished, and the former ShoeZone unit has been transformed into a community and event space, hosting a programme of free workshops and activities.

How can local residents have a say in the new plans?

Listening to local people is a key part of this work. The team has been actively engaging with residents, traders and community groups through a range of events and activities over the past year, making sure local feedback helps shape future plans and designs. There are still opportunities to share your views online or in person at their Community Hub, located in the former Shoezone shop in the market. See the shop windows for opening times.
