Our latest Annual Report for residents is now available, highlighting what we’ve achieved together over the past year – and how your feedback is helping shape what happens next.
At Poplar HARCA, we believe our residents should have a genuine voice in the decisions that affect their homes and neighbourhoods. Our 2025–26 Annual Report for Residents brings together the progress we’ve made, the challenges we’re working on and the difference residents, colleagues and community partners have made together.
Listening to residents and acting on your feedback
Over the past year, 5,502 people were involved in shaping our services through consultations, surveys, service reviews, listening campaigns and other activities. Residents told us they wanted clearer communication, quicker responses, greater visibility in neighbourhoods and improvements to repairs and antisocial behaviour.
In response, we introduced our One Team Neighbourhood model, increased neighbourhood walkabouts, introduced dedicated Property Inspector roles and used resident feedback to develop our new approach to antisocial behaviour.
Last year’s satisfaction survey results show that 80% of tenants are satisfied with Poplar HARCA’s services, while 78% say we listen to their views and act on them.
Investing in your homes
Keeping homes safe, well maintained and affordable to run remains a key priority.
During 2025–26, we carried out 27,481 repairs, maintained 100% compliance across gas, electrical, water, asbestos and fire safety, and fitted 4,174 homes with smart devices to help us identify and respond to issues more proactively.
We also continued investing in healthier, more energy-efficient homes, including new ventilation and LED lighting. These improvements are designed to help manage moisture, reduce the risk of damp and mould, and make homes more affordable to run.
Creating better neighbourhoods
Residents have also helped shape improvements beyond their front doors.
On the Lansbury North Estate, residents worked with us to transform a long-disused play space on Broomfield Street into a greener, safer community space, with seating, planting and natural features for play and relaxation.
Meanwhile, the opening of a new Teviot community pontoon on the Limehouse Cut has created a new space for residents to access the water, take part in activities and connect with others, alongside environmental improvements including new reed beds.
New homes and regeneration
We welcomed residents into 82 new affordable rented homes during the year, including accessible homes at Stroudley Walk designed to support residents with a range of needs.
A major milestone was also reached at Teviot, where planning permission was secured for a new neighbourhood of 1,928 homes, including 508 affordable homes, alongside green spaces, community facilities, play areas, shops, cafés and improved public spaces. Residents have helped shape the plans through years of engagement, including Resident Steering Groups.
Supporting people and communities
Our work is about more than homes. During the year, 41,223 people were engaged through events, health initiatives, youth services and volunteering, while our community work generated £9.9 million in social value.
We also continued providing employment, training, digital skills, health and wellbeing and community support. Our Digital Skills team, for example, helped residents build confidence using online services, access benefits and develop skills through one-to-one support, workshops and community outreach.
Your voice matters
The Annual Report is not just about numbers. It is about showing how resident involvement can make a difference and giving you a clear picture of how we are performing.
We’re proud that the Regulator of Social Housing awarded Poplar HARCA a G1 V2 C1 grading following its May 2025 assessment. The assessment recognised our governance, financial resilience and approach to resident involvement, while we remain focused on continuous improvement.
