Planned works
Find out how we plan improvements to our homes and estates, and what to expect if yours is included.
We want your home to be in the best condition possible, today and in the future. Our Asset Investment team plans and delivers improvement works across our homes and estates, from new kitchens and bathrooms to warmer windows and better heating.
What planned works include
Planned works are improvements we schedule in advance, separate from day-to-day repairs. They can include:
- new kitchens and bathrooms
- replacement windows and doors
- new roofs and gutters
- decorating communal areas and the outside of buildings
- structural improvements to balconies and walkways
- new communal lifts
- heating upgrades, including boilers and communal heating systems
- door entry system upgrades
- outdoor improvements like fencing, tree care and playgrounds
- energy-saving improvements like insulation, low-energy lighting and better ventilation

How we decide where to invest
We use what we learn from surveys and inspections, alongside our property records, to make sure our investment goes where it’s needed most. This helps us keep homes safe, warm and in good condition. It also helps us meet the Government’s Decent Homes Standard, which sets out the basic condition every social home should be in.
Every five years, we carry out a stock condition survey. This is a detailed check of our homes and communal areas that shows us what work is needed and when. Our next survey starts in 2027.
We also offer a free Property MOT for all our homes. It’s an inspection that checks the age and condition of your kitchen and bathroom and picks up any repairs your home needs. We use what we find to plan future improvements.
What to expect
Whether you’re a tenant or a leaseholder, if your home or the area around it is part of our planned works programme, we’ll get in touch before any work starts. We’ll explain what’s planned and let you know if we need anything from you, including arranging access to your home if the work needs it. We aim to involve you at every stage and give you as much information as we can before work begins.
If you or someone in your household has any support needs, let us know and we’ll talk through how we can help.
If you’re a leaseholder
By law, we must also consult you before planned works go ahead. We’ll let you know:
- what work we’re planning
- what it’s likely to cost
- which contractors we intend to use
You’ll also have the chance to ask questions or raise any concerns.
