Stock Condition Survey

Find out how our stock condition survey helps us plan improvements to your home, and how you can take part.

We want to make sure your home is in the best condition possible, and that we’re investing in the right places for the future. To do that, we need a clear picture of how homes and communal areas are doing today, and our stock condition survey gives us exactly that.

What is a stock condition survey?

A stock condition survey is a detailed check of homes and communal areas. It helps us understand:

  • what work may be needed
  • when it’s likely to be needed
  • which homes and blocks need investment first

We carry out the survey every five years, and our next one starts in 2027. What we learn helps us plan our planned works programmes and manage our budgets over the longer term.

Keeping homes safe and warm

Looking after your home is one of our top priorities. We want every home to be safe and comfortable, and to meet the Government’s Decent Homes Standard, which sets out the basic condition every social home should be in.

The survey helps us see where investment is needed and which homes may need improving. We also offer a free Property MOT for every home. It checks the age and condition of your kitchen and bathroom and picks up any repairs your home needs.

How you can help

During 2027, we’ll be in touch to arrange a time for our surveyors to visit your home and communal areas. Please give them access when we ask, so we can build an accurate picture of how homes are doing.

The survey isn’t a repair service, and it doesn’t guarantee that a particular improvement will be carried out. It gives us the information we need to make good decisions about future planned works. If you need something fixed in the meantime, you can report a repair.

What happens after the survey?

Once the surveys are complete, we’ll look at what we’ve found alongside our existing property records and inspections. We’ll use all of this to shape our future planned works programmes.

Homes and blocks with the greatest need will come first, so our investment makes the biggest difference. If your home is chosen for planned works, we’ll contact you when the work is due to go ahead.

By taking part in the survey, you’re helping us understand what your homes need today and plan the investment they’ll need tomorrow.
