What we’ll ask you on the application form
The form covers a few key things we need to process your application, including:
- Your details
We’ll ask for your name and contact details so we can get in touch.
You’ll also need to tell us which home you’re interested in, so we can match your application to the right property.
- Right to Rent (legal check)
By law, we need to check that everyone renting a home in England has the right to live here.
Depending on your situation, you’ll need to:
- Upload your passport, or
- Provide a Right to Rent share code
- Upload other acceptable Right to Rent documents
We explain how to do this on the form, and it only takes a few minutes.
- Joint applications
If you’re applying with someone else, we’ll ask for their details too, along with the same checks and documents.
- Work, income and benefits
We’ll ask how everyone applying currently receives income. This may include employment, self-employment, benefits, pension income or other income sources.
You’ll be asked to upload supporting documents, such as:
- Payslips and bank statements (if employed)
- Bank statements and a Tax Return or SA302 (if self-employed)
- Benefit award letters, statements or notifications (if receiving benefits)
This helps us understand your household income and support your application.
- Household details
We’ll ask who will be living in the property with you.
For each household member, we’ll ask for their name, date of birth and relationship to you.
You’ll also be asked to upload supporting documents (such as a birth certificate or passport) to confirm their details.
- Budget information (household)
This section is for your household. That means you and anyone you are applying with (for example, a joint tenant).
We’ll look at your combined income and regular monthly spending to understand if the home is affordable for you. This includes things like rent, bills, pets, food and travel.
Please give monthly amounts, or an average if your combined income or spending changes each month. You’ll also need to upload supporting documents for everyone applying, such as payslips or benefits information.
If you already have a completed budget sheet that covers everything we need, you can upload it instead and skip this section.
What we’ll need from you
As part of the private rental application process, we’ll need to see a few standard documents before we arrange a viewing. This is normal across the UK and helps us complete the legal checks required by private landlords.
You’ll be asked to provide:
- Photo ID – passport or biometric residence permit (BRP)
- Proof of income – for example, a payslip or a screenshot of your Universal Credit payment
- Recent bank statements
- A Tax Return or SA302 if you are self-employed
If you’re applying jointly, we’ll need these for each person. You can upload these documents directly in the form.
Upfront rent and deposit
For all private tenancies, we ask for:
This is standard practice in private renting and protects both tenants and landlords.
If you’re not able to pay this yourself, please let us know who will be paying on your behalf.
Your information
Please complete the form as fully as you can. The information you give helps us carry out checks like affordability and Right to Rent. We treat your information with care and confidentiality. Your details will only be used for tenancy purposes.
What happens next
Once you submit your form:
- We’ll review your application and documents
- We’ll carry out reference, affordability and Right to Rent checks
- If everything looks good, we’ll contact you to arrange a viewing
