Strong finances, stronger communities

29/10/2026

We have reported another year of strong financial performance for 2025-2026, helping us continue to invest in high-quality homes, thriving neighbourhoods and opportunities for people in Poplar and Bow.

This financial strength is reflected in our A- credit rating and stable outlook by Fitch Ratings, reflecting confidence in our long-term resilience, governance and ability to deliver on our commitments despite ongoing economic challenges.

What strong finance means for the community

For residents and the community we work within, strong finances are not an end in themselves. They provide the foundation for continued investment in the things that matter most: safe, affordable homes, improved public spaces, community services, employment support and regeneration that benefits local people.

Over the past year, we’ve continued to invest in new and existing homes, made great progress with major regeneration programmes, and delivered one of the country’s largest increases in new home completions. We’ve also expanded support for residents through employment and training programmes, youth services, digital inclusion initiatives, health and wellbeing projects, and community-led activities.

Innovation through smart technology

Innovation remains central to our approach. The rollout of smart technology across more than 4,000 homes is helping us improve energy efficiency, enhance resident safety and deliver more responsive services.

Good resident satisfaction

Just as importantly, our residents continue to recognise the quality of the services we provide. Our latest Tenant Satisfaction Measures show that 80% of tenants are satisfied with our services, reflecting our ongoing focus on listening, learning and improving.

As our Chair, Jon Lord, says in the introduction to our latest Annual Report, housing associations must do more than provide homes; they must help communities thrive. Our strong financial position means we can continue creating opportunities, supporting local people and investing in successful neighbourhoods for the long term.

“I would like to thank our residents, colleagues, partners, and stakeholders for their continued trust, support, and collaboration. Together, we will continue to create more opportunities for our communities.”
